What about security deposits at closing?
They transfer to us at close, or you return them to the tenant — your call. Chicago has specific deposit-interest rules under the RLTO; we know the drill.
Can you buy just one unit of a multi-family?
If it's condo'd with a separate deed, yes. If it's a single legal property (a classic Chicago two-flat or three-flat), we buy the whole building.
What if the tenant refuses to leave after the sale?
If we bought tenant-in-place, they stay under the lease — no issue. If we bought with a move-out commitment and the tenant doesn't go, the eviction is on us post-close, not on you.
