Step 1 — the first call

What happens when you call.

You're on the phone with one of us inside a minute or two. No intake rep, no call center routing, no scripts. Five questions: what's the address, roughly what condition is it in, what's going on, when do you need to close, and is there anything we should know before we come out.

If it's a fit, we set up a walkthrough — usually inside the week. If it isn't a fit — outside our footprint, wrong scope, something that needs an agent — we tell you on the call, in plain English. We don't sit on your information or add you to a list.

Step 2 — the walkthrough

We walk the house.

About 45 minutes. We walk the house as it stands — no cleanout, no staging, no prep. If rooms are blocked off, we walk what we can reach and underwrite the rest.

We price repairs in real time at the walkthrough — roof, foundation, plumbing, HVAC, fire, flood, code issues. You don't schedule three estimators. You don't get a repair list emailed back. We leave with enough to write a number.

Step 3 — the close

You pick the date, we hit it.

Seven days is our floor, not our default. Ninety days is common. Six months out when an estate needs to settle is common too. Whatever works for you.

The contract is cash. No financing contingency, no appraisal contingency, no repair contingency. Once we sign, we're committed. You sign at the title company (or remotely through the title company's e-sign process if you're out of state). Funds wire the same day.

If there's a mortgage, the payoff goes directly to your bank. If there's an HOA, back taxes, a municipal lien, or other claims on title, the title company handles the priority at the closing table. What's left after payoff, liens, and closing costs goes to you.
