How this started
Met on a bad deal.
Sam and Pete started buying houses together in 2014. Sam had been in construction since the '90s — framing, drywall, eventually running his own crew. Pete spent a decade as a buyer's agent in the Chicago suburbs and got tired of watching his clients get steamrolled at closings on houses they shouldn't have bought.
They met on a job where Pete was representing a buyer and Sam was the contractor the seller had hired to fix a laundry list of inspection items. Neither deal went the way anyone wanted. A year later they bought their first house together — a hoarder property in Berwyn that seven other buyers had walked away from. They've been partners ever since.
We cover Cook County, the collar counties, and Northwest Indiana. We show up, we look at the house as it is, and we write offers that hold up. No games, no middlemen, no bait-and-switch at the closing table.
What you're buying when you sell to us
Two named guys who do the actual work.
A lot of cash-buyer websites are a call center in front of a rotating list of subcontracted closers. That's not what this is. Sam or Pete drives out to every walkthrough. We write the contract in our own name. Easy Offer House Buyers LLC closes on the deed. If we can't close, we tell you in writing — we don't flip the contract to someone else without your knowledge.
That's also why the offer doesn't change between walkthrough and closing. Sam priced the repairs when he stood in the basement. Pete confirmed the close date with your attorney. The number on the contract is the number on the settlement statement.
